Frequently asked questions
What areas does MineralDeal cover?
Deep mineral owner data covers 22 Texas counties across the Permian Basin and Eagle Ford (Andrews, Borden, Crane, Dawson, Ector, Gaines, Glasscock, Howard, Karnes, La Salle, Live Oak, Loving, Martin, Midland, Pecos, Reagan, Sterling, Upton, Ward, Webb, Winkler, Yoakum). We also have a statewide TX property index covering all 254 counties via PTAD, plus 140K NM OCD wells and 1,341 NM pooling orders statewide.
Where does the data come from?
100% public records. Texas County Appraisal Districts (via TPIA requests), Texas Property Tax Assistance Division (PTAD), Texas Railroad Commission (permits, wellbore, completions, production), New Mexico Oil Conservation Division (wells and pooling orders), and US EIA market data. No third-party data subscriptions, no scraping vendors.
How often is the data updated?
TX RRC permits sync daily. NM OCD wells sync weekly. County appraisal data is refreshed annually when new certified rolls are released. Pooling orders are updated as new cases are filed. Enrichment data (addresses, phones) is fetched on-demand so it is always current at time of lookup.
How does pricing work?
$150/month flat subscription with a 14-day free trial. This gives you full access to all data, search, map, alerts, and pipeline tools. On top of the subscription, enrichment and outreach are billed per-action via credits (1 credit = $0.20). Enrichment is 10 credits ($2), voicemail drops are 1 credit ($0.20), postcards are 15 credits ($3), printed letters are 30 credits ($6), handwritten letters are 50 credits ($10). You buy credit packs as needed.
What credit packs are available?
Starter: 1,000 credits for $200. Pro: 5,000 credits for $875 (12% savings). Scale: 20,000 credits for $3,000 (25% savings). Your subscription includes 100 credits per month to get started.
Is there a contract?
No. Month-to-month, cancel anytime from your billing settings. The 14-day trial requires a card on file but you are not charged until day 14.
How does MineralDeal compare to Enverus or MineralSoft?
Enverus and MineralSoft are enterprise platforms priced at $50K-$150K/year, built for large operators and PE firms. MineralDeal is purpose-built for independent mineral acquirers and small shops — the same core data (owner records, permits, wells, completions) plus built-in enrichment and outreach that those platforms do not offer, at $1,800/year.
How does it compare to Mineral Holders or Blackbeard Data?
Mineral Holders has static owner profiles but no enrichment, no outreach, and no deal workflow. Blackbeard Data provides static owner lists without a platform. MineralDeal combines the data with skip-trace enrichment, multi-channel outreach (letters, postcards, voicemails), campaign management, and deal tracking — all in one platform.
Can I send mail directly from the platform?
Yes. Build your letter using the visual editor, upload a .docx, or chat with Claude AI to generate it. Select recipients from any list, preview the merged letter with real owner data, and launch. Letters are printed and mailed by PostGrid (USPS First Class or Standard). You can also send postcards, handwritten notes (via Handwrytten), and ringless voicemail drops.
What is the NM pooling order intelligence?
New Mexico OCD compulsory pooling orders are legal filings that force uncommitted mineral owners into drilling units. Each order contains an Exhibit A listing every owner, their acreage, decimal interest, and election status. We have 1,341 of these orders with AI-extracted owner schedules — this is data nobody else provides. For mineral acquirers, pooling orders are buy signals: they surface owners who may want to sell rather than be pooled.
How does the map work?
Owners are pinned at PLSS section-level precision using TX RRC OTLS polygon centroids. You can zoom from a statewide heatmap down to individual section circles. Four color modes show different signals: appraised value, dominant operator, active production (well count), and recent permit activity. Draw a polygon to lasso-select owners inside any area. Click any section to drill into the owner list.
Can I watch for new permits in my target area?
Yes. Draw a polygon on the map, click Watch, and name the area. A daily cron checks for new permits inside your polygon and emails you when one appears. This is how you see new drilling activity before anyone else starts calling.
Do you support team accounts?
Currently each subscription is a single-user account. Team/multi-seat pricing is on the roadmap. Contact us if you need multiple seats today.
Can I export data?
Yes. Any saved list can be exported as a CSV with all available fields including owner name, address, interest type, appraised value, county, block, section, operator, and enrichment results.
What happens after the free trial?
Your card is charged $150 on day 14. You keep full access to everything. If you cancel before day 14, you are never charged. All data, lists, and campaigns you created during the trial are preserved.
